What's Different About Inspecting a Northlake Home
Northlake is almost entirely new. Master-planned communities like Harvest, Pecan Square, and Canyon Falls have gone up fast, and a big share of the homes I inspect here are either under construction or less than five years old. West of I-35W there are still some older acreage and ranch properties, but for most Northlake buyers, the question isn’t “what has worn out?” — it’s “what did the builder miss?”
That’s a different kind of inspection. I’m looking at grading and drainage around the slab, roof flashing and penetrations, attic insulation and ventilation, HVAC installation and airflow, plumbing and electrical details behind the finish, and the long list of small things that get rushed at the end of a build. The best time to catch most of it is before the drywall goes up, which is why I do so many phased inspections in Northlake. And because the whole area sits on expansive clay, I want to see how the foundation and drainage were handled from the start.
What I Inspect
Every inspection meets or exceeds the Texas Real Estate Commission Standards of Practice and covers the visible and accessible condition of:
- Foundation and structure, including grading and drainage around the home
- Roof coverings, flashing, and attic ventilation
- Electrical systems, panels, and GFCI/AFCI protection
- Heating and cooling equipment, including each system in multi-zone homes
- Plumbing supply, drains, water heaters, and fixtures
- Interior and exterior components, windows, doors, and built-in appliances

Frequently Asked Questions
Do I need an inspection on a brand-new home?
Yes. A new home has never been lived in, so nobody has found its problems yet. Builders’ own inspections and city inspections are not the same as an independent one working for you.
When should I schedule phased inspections?
Three points matter most: before the foundation is poured, before the drywall goes up, and before your final walkthrough. Call me as soon as you sign the contract and I’ll work with your builder’s schedule.
What is a 1-year builder's warranty inspection?
Most builders’ warranties cover workmanship for the first year. An inspection in month 10 or 11 gives you a documented list to submit before that coverage ends.
