Pre-Pour Inspection

A pre-pour inspection is the one chance anyone gets to look at your foundation before it becomes a foundation. Once the concrete goes in, the beams, the steel, the plumbing under the slab, and the vapor barrier are buried for the life of the house. I’m Ricky Ray, a TREC-licensed Professional Real Estate Inspector (#22916) and Certified Master Inspector®, and I inspect slabs across Fort Worth and North Texas a day or two before they’re poured, after the steel and plumbing are in and before the trucks are called.

Why the Pre-Pour Matters in North Texas

Nearly every new home here sits on a slab over expansive clay. The clay swells when it’s wet and shrinks when it’s dry, and a slab that isn’t built exactly to the engineer’s plan is the slab that cracks, heaves, or settles in year three. The pre-pour is where I compare what’s in the ground to what the engineer drew: beam depths and widths, steel size and spacing, cable layout, and the soil prep under all of it. Mistakes are cheap to fix on pre-pour day and enormously expensive after.

What I Look For

I work from the engineered foundation plan when the builder provides it, and from the standard of care when they don’t. The inspection covers:

Whatever I find goes to you and, with your permission, to the builder’s superintendent within 24 hours, while there’s still time to fix it.

When to Schedule It

Call me as soon as the builder gives you a pour date — pre-pours are scheduled a day or two before the pour, and pour dates move. I’ll coordinate with the superintendent so I’m on site after the steel is placed and before the trucks are called. If the pour gets pushed, I move with it. This is the first of the three phased inspections I recommend on every new build; the pre-drywall and the final follow.

Ricky was informative when I called to ask basic questions about the process. Later, when I called to hire him, he was able to get to my home inspection quickly and handled the coordination. I met him at the house towards the end and he walked me through the findings verbally. Upon sending me the official inspection report, he was extremely detailed and extensive. Additionally, he sent out informative homeowner maintenance timelines with his report. He also provides a repair request tool that is digital and interactive. It allows you to select items that you desire with options for repair or cash options. It is very handy in both negotiating with seller and setting up maintenance repairs with individual vendors. Yes. In Texas you have the right to hire your own inspector during construction, and most superintendents are used to it. I coordinate directly with them so the timing works.

Call me today. Pre-pours are done a day or two ahead of the pour, and pour dates change constantly, so I keep room in the schedule for them. If I can get there, I will.
