A Certified Master Inspector Serving Southlake, TX
I’m Ricky Ray, owner of Texas Pro Home Inspection. I’m a TREC-licensed Professional Real Estate Inspector (#22916) and a Certified Master Inspector®, and I’ve inspected more than 5,000 homes across the Fort Worth area, including Southlake. Whether you’re buying, selling, or checking on a home you already own, you get the same thing every time: a careful inspection, a clear photo report, and a walkthrough of what matters before you leave the property.
What's Different About Inspecting a Southlake Home
Southlake’s housing stock is mostly larger custom and semi-custom homes, many built from the late 1990s through the 2010s, along with newer construction in the remaining developments. Bigger homes don’t get a different inspection — they get a longer one. More square footage means more roof, more attic, more HVAC systems, more plumbing runs, and more places for a problem to hide.
The issues I find in Southlake are the same ones I find across DFW, because the ground and the climate are the same: expansive clay soils that move with the seasons, hail and heat that wear on roofs, and irrigation and drainage that don’t always play nicely with a slab foundation. What changes in Southlake is scale. A drainage problem on a 4,500-square-foot home with a pool and an outdoor kitchen is a bigger conversation than the same problem on a 1,800-square-foot starter home. I take the time those homes need.
What I Inspect
Every inspection meets or exceeds the Texas Real Estate Commission Standards of Practice and covers the visible and accessible condition of:
- Foundation and structure, including grading and drainage around the home
- Roof coverings, flashing, and attic ventilation
- Electrical systems, panels, and GFCI/AFCI protection
- Heating and cooling equipment, including each system in multi-zone homes
- Plumbing supply, drains, water heaters, and fixtures
- Interior and exterior components, windows, doors, and built-in appliances
Southlake homes often have pools, sprinkler systems, and detached structures. I inspect those during the same visit when they’re present — priced separately, but one appointment and one report — so you’re not piecing together findings from three different inspectors. See the full list on the What Is Inspected page.
What You Get
- A thorough on-site inspection, with flexible scheduling including weekends
- A detailed report with photos, delivered within 24 hours
- Time to walk through the findings with me and ask questions
- A report written for real decisions: what's a defect, what's a safety concern, and what's a normal characteristic of a home this age
You can see a sample report before you book.

Ricky is very detailed and specific. He found more issues than my previous inspector. Although my issues are minor still necessary to get fix with my warranty. I should have hired him instead prior to my closing.. I gave him 5 starsPosted on Google![]()

Buying, Selling, or Staying Put in Southlake
Buyers: A buyer’s inspection is your one chance to understand the home before the option period ends. On a larger home, the findings are also your negotiating leverage.
Sellers: A pre-listing inspection lets you fix or disclose issues on your own terms instead of discovering them from the buyer’s inspector a week before closing.
New construction and warranty: Southlake still has active building. I offer phased inspections during construction and 1-year builder’s warranty inspections before that warranty expires.
Frequently Asked Questions
How long does a Southlake home inspection take?
Most Southlake homes take three to four hours because of their size. Homes with pools, multiple HVAC systems, or detached structures can take longer. I’ll give you a realistic estimate when you schedule.
Should I be there for the inspection?
You’re welcome to attend the whole thing, but the most useful part is the end. I walk through the findings with you on-site, and you can ask anything.
Do you inspect pools and sprinkler systems?
Yes. They’re separate services with their own fees, but I do them during the same visit and they go in the same report, so you’re not arranging a second inspector.
Are you licensed and insured?
Yes. TREC license #22916, Certified Master Inspector®, and insured for liability and errors & omissions.
