What's Different About Inspecting a Saginaw Home
Saginaw has three distinct kinds of housing, and each one gets inspected a little differently.
The established neighborhoods near the older part of town and along the rail corridor are mostly 1970s and 1980s single-story homes on slab foundations. At 40-plus years, the things I look hardest at are original galvanized or early-generation plumbing, aging electrical panels (some brands are known problems), roof decking under multiple layers of shingles, and foundation movement that shows up as door and window binding or cracked brick.
The 1990s–2000s subdivisions make up most of the city. These homes are at the age where the big-ticket items come due at once: first roof replacement, first water heater, first HVAC system. I pay close attention to the condition and remaining life of those three, plus attic ventilation and insulation, which were often done to the minimum.
Newer construction on the north and west sides, much of it from the last ten years, is not exempt. Fast-built subdivisions produce their own set of findings: missing flashing, improperly flashed windows, attic framing shortcuts, HVAC ducts that were never sealed, and drainage that sends water toward the slab instead of away from it. If you’re buying new, a new construction inspection before closing is worth it, and if your one-year builder warranty is coming up, a warranty inspection catches what settled in.
Across all three, the constant is North Texas clay soil. Expansive clay moves with the seasons, so grading, gutters, and downspout discharge get a hard look on every Saginaw inspection, because water management around the foundation is the single most preventable cause of expensive repairs here.
