The One Line a Home Inspection Can't See

A home inspection covers the plumbing you can reach: fixtures, supply lines, the water heater, the drains under the sinks. The sewer line that carries everything from the house to the street runs underground, and the Texas Real Estate Commission standards don’t require an inspector to look at it, because without a camera nobody can. A sewer scope puts a camera in that line and shows you its condition on video before you close.

It matters because the sewer line is the most expensive plumbing repair a homeowner faces. Replacing a collapsed line under a slab or a driveway runs well into five figures, and it’s the kind of problem that gives no warning until a drain backs up into the house.

I run the camera myself, during the home inspection, and that’s the point. The same inspector who was just in the attic, at the panel, and looking at the foundation is the one reading the sewer video, so the findings connect. A belly in the line under the northeast corner and a foundation crack in the same corner are one story, not two, and you hear it from one person.

What the Scope Shows

I run a camera from a cleanout (or a pulled toilet if there’s no cleanout) through the house drain and out toward the city tap. You see the video and get the recording with the report. The common findings in this area:

  • Root intrusion at joints and cracks, the number one finding on older lines
  • Bellies where the line has sagged and holds standing water and debris
  • Offset or separated joints from foundation movement
  • Cast-iron scaling and channeling, where the bottom of the pipe has rusted through
  • Breaks and collapses, usually where a line runs under a driveway or a tree
  • Grease and buildup that points to how the line has been used
  • Improper repairs, like a cleanout patched with the wrong fitting

If there’s a problem, I note where it is along the run so a plumber can quote the repair without guessing.

What You Get

  • A video recording of the full run, with the problem areas noted
  • A written section in the inspection report with photos pulled from the video: what was found, where it is, and what kind of contractor should look at it
  • A walkthrough of the findings on site, along with the rest of the inspection

No. I offer the sewer scope only as part of a home inspection. That’s deliberate: the value is in having one inspector see the whole house and the line underneath it at the same time, and connect what’s happening in both.

About an hour, added to the home inspection. Longer if there’s no cleanout and a toilet has to be pulled.

It helps. Most homes built after the 1980s have one outside. On older homes without one, I can usually go through a pulled toilet; I’ll tell you what’s possible when I see the house.

No. The camera head is smaller than the pipe and pushed by hand. If a line is so badly collapsed the camera can’t pass, that’s a finding, and it’s documented.

It tells you what’s wrong and where. A plumber quotes the repair. Most lines need a spot repair or a cleaning, not a full replacement, and the video is what lets a plumber give you a real number instead of a worst-case guess.

On a home under ten years old with no trees and no drainage symptoms, usually not. On anything older, or anything with big trees near the line, yes. I’ll give you a straight answer when you call.
