What's Different About Inspecting a Fort Worth Home
Fort Worth has the widest range of housing of anywhere I work. There are 1920s and 1930s pier-and-beam bungalows near TCU, Fairmount, and the Near Southside; 1950s through 1970s ranch homes across the west and east sides; 1990s and 2000s subdivisions in the far north and southwest; and thousands of new builds along the Alliance corridor and out toward Benbrook and Crowley. The age of the home is the first thing I think about, because it tells me where to look hardest.
In older Fort Worth homes that means the crawlspace, the original electrical (ungrounded outlets, older panel brands, added-on circuits), cast iron and galvanized plumbing, and roofs that have been layered or patched. In newer neighborhoods it’s the slab foundation, grading and drainage, and builder details that never got finished. What every Fort Worth home shares is the ground it sits on: expansive clay that swells and shrinks with the seasons, plus hail and heat that wear on roofs and HVAC. I inspect for all of it.
Fort Worth Neighborhoods I Inspect
Fort Worth is big enough that “a Fort Worth home” doesn’t mean much. Where the house is tells me how old it probably is, how it was built, and what to look for first.
North Fort Worth: Alliance, Heritage, Presidio, Summerfields, Park Glen, Sendera Ranch, and out to Eagle Mountain Lake. Mostly 1990s to brand-new, slab foundations, production builders. The findings here are builder shortcuts and first-cycle replacements: flashing, ductwork, drainage toward the slab, and on the 90s homes, roof, water heater, and HVAC all coming due. This is home base for me, and I’m in these neighborhoods every week.
West side: Ridglea, Arlington Heights, Tanglewood, Westover Hills, Overton Park, Wedgwood, and out toward Benbrook. 1940s to 1970s, some of the best-built homes in the city and some of the most remodeled. Pier-and-beam is common in the older streets, so the crawlspace matters. I look at original electrical and plumbing, additions built at different times, and foundation work that’s been done before, along with the big trees that shape every lot.
Near Southside, Fairmount, Ryan Place, Mistletoe Heights, and the TCU area. The historic core: 1910s–1930s bungalows and Craftsman homes, nearly all pier-and-beam, many with knob-and-tube remnants, cast-iron drains, and roofs that have been patched for decades. These are the inspections where the crawlspace and the attic tell the real story, and where a remodel needs to be verified rather than admired.
East side: Meadowbrook, Eastern Hills, Woodhaven, Handley, and along Lake Arlington. 1950s to 1970s ranch homes with mature trees and, in places, real slope. Foundation movement and drainage are the first things I look at, followed by panel brands, plumbing, and roof layers.
Southwest: Chisholm Trail, the Tarrant County line toward Crowley, and the newer subdivisions off Hwy 1187 and Summer Creek. Fast-growing, mostly 2005 to new. Same profile as north Fort Worth: builder details and drainage. Phased inspections during construction are worth it here.
Downtown and the Cultural District. Condos, townhomes, and conversions. The inspection focuses on what’s yours to maintain: the unit’s systems, windows, and any shared components you’re responsible for. I inspect these regularly and can walk you through what an HOA does and doesn’t cover.

What I Inspect
Every inspection meets or exceeds the Texas Real Estate Commission Standards of Practice and covers the visible and accessible condition of:
- Foundation and structure, including grading and drainage around the home
- Roof coverings, flashing, and attic ventilation
- Electrical systems, panels, and GFCI/AFCI protection
- Heating and cooling equipment, including each system in multi-zone homes
- Plumbing supply, drains, water heaters, and fixtures
- Interior and exterior components, windows, doors, and built-in appliances

Frequently Asked Questions
How long does a Fort Worth home inspection take?
Most Fort Worth homes take two and a half to four hours. Older homes with crawlspaces and additions, and larger homes with pools or multiple HVAC systems, take longer. I’ll give you a realistic estimate when you schedule.
Do you inspect pier-and-beam crawlspaces?
Yes. When the crawlspace is accessible, I go in and look at the piers, beams, joists, plumbing, and moisture conditions rather than inspecting from the access opening.
Should I be there for the inspection?
You’re welcome to attend the whole thing, but the most useful part is the end. I walk through the findings with you on-site, and you can ask anything.
