An infrared camera sees temperature instead of light. Wet drywall is cooler than dry drywall. A wall cavity with no insulation is hotter in August than the one next to it. A breaker that’s about to fail is warmer than its neighbors. None of that is visible to the eye, and all of it shows up on a thermal image. I’m Ricky Ray, a TREC-licensed Certified Master Inspector® and a Certified Residential Thermographer (Monroe Infrared), and I use thermal imaging on every inspection I do — it’s not an add-on, it’s part of how I look at a house.
What Thermal Imaging Finds
The camera doesn’t find problems by itself; it finds temperature differences that tell an experienced inspector where to look harder. In North Texas homes the common finds are:
- Moisture behind walls and ceilings from roof leaks, plumbing leaks, window leaks, and shower pans, before there's a visible stain
- Missing, compressed, or settled attic and wall insulation — a big deal in a 4,000-square-foot house with two or three HVAC systems
- Air leakage around windows, doors, recessed lights, and attic hatches
- Overheating breakers, connections, and outlets that point to loose wiring or overloaded circuits
- Duct leaks and disconnected ducts inside walls and attics
- Radiant heat and hydronic line locations, and in-slab plumbing leaks when conditions allow
Every thermal finding is confirmed with a moisture meter or a closer look before it goes in the report. A cold spot is a reason to investigate, not a conclusion.
How I Use It
I scan ceilings under bathrooms and roof penetrations, walls around windows and plumbing, the attic, and the electrical panel with the covers off and circuits under load. On new construction and pre-drywall inspections, thermal imaging is how I check that insulation was installed where the plans say it was. On older homes it’s how I find the slow leak that’s been going on behind the tile for two years. The camera goes with me on every job, so there’s nothing to add or schedule.
What It Can't Do
Thermal imaging isn’t X-ray vision. It needs a temperature difference to work, so a leak that’s dried out or a wall at the same temperature as its surroundings won’t show. It can’t see through furniture, and it can’t tell you what’s inside a wall — only that something there is warmer or cooler than it should be. That’s why every finding is verified before it’s reported.

Is thermal imaging an extra charge?
No. It’s part of every inspection I do.
Can it find mold?
Not directly. It finds the moisture that mold needs, which is usually the more useful thing to know. If there’s a moisture problem, the report will say where and recommend the next step.
Does it work in the summer?
Yes — the heat helps. Missing insulation and air leaks are easiest to see when it’s 100 degrees outside and 72 inside. Moisture shows up in any season.
