What's Different About Inspecting a Roanoke Home
There are really two Roanokes. The older core around Oak Street has homes from the 1970s through the 1990s on established lots. Then there’s everything that grew up around Highway 114, 377, and the Alliance corridor: neighborhoods built from the mid-2000s on, and new construction that’s still going. Which Roanoke you’re buying in changes what I’m looking for.
In the older neighborhoods it’s aging roofs, original HVAC and water heaters, and older electrical and plumbing. In the newer ones it’s the things builders rush: grading and drainage around the slab, flashing and roof details, attic ventilation and insulation, and HVAC systems that were never quite balanced. Both sit on the same expansive clay, so foundation movement and drainage get a careful look on every Roanoke home. If you’re building, this is also one of the areas where I do the most phased inspections.
What I Inspect
Every inspection meets or exceeds the Texas Real Estate Commission Standards of Practice and covers the visible and accessible condition of:
- Foundation and structure, including grading and drainage around the home
- Roof coverings, flashing, and attic ventilation
- Electrical systems, panels, and GFCI/AFCI protection
- Heating and cooling equipment, including each system in multi-zone homes
- Plumbing supply, drains, water heaters, and fixtures
- Interior and exterior components, windows, doors, and built-in appliances

Frequently Asked Questions
How long does a Roanoke home inspection take?
Most Roanoke homes take two and a half to four hours depending on size and age. New construction final inspections are often on the shorter end; older homes and homes with pools take longer.
Do I need an inspection on a brand-new home?
Yes. A new home has never been lived in, so nobody has found its problems yet. Builders’ own inspections and city inspections are not the same as an independent one working for you.
Should I be there for the inspection?
You’re welcome to attend the whole thing, but the most useful part is the end. I walk through the findings with you on-site, and you can ask anything.
