A Certified Master Inspector Who Knows Burleson's New-Build Boom

Burleson has been one of the fastest-growing cities south of Fort Worth for twenty years, and that shapes almost every inspection I do here: a large share of the housing is either brand new or from the 2000s building boom, with an older core around Old Town that dates back much further.

What's Different About Inspecting a Burleson Home
Burleson has three kinds of houses, and I approach each one differently.
New construction and the last ten years on the south and west sides, out toward Chisholm Trail Parkway and the county line. This is the biggest share of what I inspect in Burleson, and fast-built subdivisions produce a predictable set of findings: missing or improperly lapped flashing, window installation shortcuts, unsealed or crushed ductwork in the attic, attic framing that doesn’t match the plans, and grading that sends water toward the slab instead of away from it. None of it is visible on a builder walkthrough. A new construction inspection before closing and the 11-month warranty inspection before the builder’s coverage ends are the two that catch it.
The 2000s subdivisions that make up most of the rest of the city are hitting the age where the original roof, water heater, and HVAC all come due at once, and the first window seals fail. I pay close attention to the condition and remaining life of those systems, plus attic insulation and ventilation, which were built to the minimum.
The older core around Old Town and the 1960s–80s neighborhoods near it: original electrical panels (some brands are known hazards), galvanized plumbing, multiple roof layers, and foundation movement that shows in brick cracks and binding doors. Many of these have been remodeled, so I check whether the updates go past the surface.
Burleson also sits on the edge of the Johnson County terrain, where lots slope more than in north Fort Worth and drainage matters even more. Across every age of home, the constant is expansive clay: grading, gutters, and downspout discharge get a hard look on every inspection, because water management around the foundation is the most preventable cause of expensive repairs here.
What I Inspect
Every inspection meets or exceeds the Texas Real Estate Commission Standards of Practice and covers the visible and accessible condition of:
- Foundation and structure, including grading and drainage around the home
- Roof coverings, flashing, and attic ventilation
- Electrical systems, panels, and GFCI/AFCI protection
- Heating and cooling equipment, including each system in multi-zone homes
- Plumbing supply, drains, water heaters, and fixtures
- Interior and exterior components, windows, doors, and built-in appliances

How long does a Burleson home inspection take?
Most take three to four hours. Larger homes, pools, and older houses with more findings take longer. I’ll give you a time estimate when you book.
Do you inspect pools and sprinkler systems?
Yes. Both are separate services done during the same visit and included in one report.
Should I inspect a brand-new home?
Yes. A builder’s final walkthrough is not an inspection. I regularly find unsealed ducts, missing flashing, and drainage problems on homes that passed the city’s final. It’s far easier to get the builder to fix these before closing than after.
What does it cost?
Existing homes start at $450 and new construction at $395, up to 3,000 square feet, with larger homes priced by square footage. Add-ons like pools and termite reports are quoted separately.
