What's Different About Inspecting a Weatherford Home
Weatherford has some of the oldest housing I inspect. There are historic homes near the courthouse square, 1950s through 1970s neighborhoods, ranch and acreage properties in every direction, and newer subdivisions on the east side toward Hudson Oaks and Willow Park. A Weatherford inspection can mean a 100-year-old pier-and-beam house one morning and a brand-new slab home that afternoon.
Two things set Parker County apart. First, the soil: Weatherford sits in the Cross Timbers, where sandy soils and clay trade off within a few miles, and foundations behave differently depending on which one you’re on. Second, the infrastructure: outside the city limits, private water wells and septic systems are the norm, not the exception, and most properties have a shop, barn, or other outbuilding with its own wiring. On the older homes I’m also looking hard at original electrical, plumbing, and roof structure, and at the additions that have accumulated over the decades.
What I Inspect
Every inspection meets or exceeds the Texas Real Estate Commission Standards of Practice and covers the visible and accessible condition of:
- Foundation and structure, including grading and drainage around the home
- Roof coverings, flashing, and attic ventilation
- Electrical systems, panels, and GFCI/AFCI protection
- Heating and cooling equipment, including each system in multi-zone homes
- Plumbing supply, drains, water heaters, and fixtures
- Interior and exterior components, windows, doors, and built-in appliances

Ricky was informative when I called to ask basic questions about the process. Later, when I called to hire him, he was able to get to my home inspection quickly and handled the coordination. I met him at the house towards the end and he walked me through the findings verbally. Upon sending me the official inspection report, he was extremely detailed and extensive. Additionally, he sent out informative homeowner maintenance timelines with his report. He also provides a repair request tool that is digital and interactive. It allows you to select items that you desire with options for repair or cash options. It is very handy in both negotiating with seller and setting up maintenance repairs with individual vendors.
