Buying Outside City Sewer Usually Means an Aerobic System

Once you get past Aledo, Weatherford, Springtown, Rhome, or Burleson, most homes are on septic instead of city sewer. For the last twenty years, on the clay soil that covers this part of Texas, the counties have required aerobic systems on most new construction: a treatment unit with an aerator, a pump, a chlorinator or UV light, and spray heads out in the yard. That’s what’s under most homes outside city sewer in Parker, Wise, Johnson, Denton, and Tarrant County, whether it’s a ranch or a half-acre lot in an older subdivision.

An aerobic system is yours to maintain, a replacement runs into the tens of thousands, and a general home inspection doesn’t cover it. The seller’s disclosure will tell you the system exists. It won’t tell you whether the aerator has been dead for a year or the spray field has been putting effluent on the surface. That’s what this inspection is for.

Aerobic Systems Only

I inspect aerobic (aerated treatment) systems. I don’t inspect conventional systems, the older septic-tank-and-gravity-drain-field kind. If the listing says “conventional” or “anaerobic,” or if the yard has no spray heads and no control box with an alarm light, tell me before you book and I’ll point you to a licensed septic contractor for that one.

What the Inspection Covers

My aerobic septic inspection follows the Texas Real Estate Commission’s Standards of Practice for septic systems. I report:

  • The type of system
  • The location of the drain or distribution (spray) field
  • The proximity of anything that shouldn’t be too close to it: water wells, underground cisterns, water supply lines, ponds or creeks, sharp slopes or breaks, easement lines, property lines, other soil absorption systems, swimming pools, and sprinkler systems

And I report as Deficient:

  • Visual or odor evidence of effluent seeping or flowing at the surface of the ground
  • Inoperative aerators or dosing pumps
  • Deficiencies in the accessible components, functional flow, site drainage and clearances around the system, and the aerobic discharge (spray) system

In practice that means I run the system, confirm the aerator and pump actually operate, check the alarm and accessible components, walk the spray area for wet spots, odor, and coverage, and look at how the site drains around the unit and the field.

What the Inspection Doesn't Cover

The TREC standard is clear about the limits, and so am I. I don’t excavate or uncover the system or its components, I don’t determine the size, adequacy, or efficiency of the system, and I don’t determine the type of construction used. If something I find needs those answers, the report says who to call: a licensed septic installer or maintenance provider.
