A Certified Master Inspector Who Knows Grapevine's Older Housing

I’m Ricky Ray, owner of Texas Pro Home Inspection. I’m a TREC-licensed Professional Real Estate Inspector (#22916) and a Certified Master Inspector®, based in north Fort Worth about twenty minutes from Grapevine. I’ve inspected hundreds of homes across northeast Tarrant County, and Grapevine is one of the places where experience matters most, because very little of it is new. Most of the city was built between the 1970s and the late 1990s, and a house that age has a history that a checklist inspection will miss.

What's Different About Inspecting a Grapevine Home

Grapevine is built out. There are a few pockets of new construction, but most buyers here are choosing between a well-kept original, a remodel, and a teardown rebuild on an old lot. Each one gets inspected differently.

Original 1970s–80s homes are the majority in the neighborhoods off Dove Road, Hall-Johnson, and around the historic downtown. At 40 to 50 years old, I look hardest at the systems that were never replaced: the original electrical panel (several brands from that era are known hazards), galvanized or early polybutylene plumbing, cast-iron drain lines under the slab, single-pane aluminum windows, and roofs that have had a second or third layer laid over the first. Foundation movement shows up as brick cracks, doors that bind, and floors out of level, and I document all of it.

Remodeled and flipped homes are common in Grapevine, and they need the most skepticism. A new kitchen and fresh paint tell you nothing about what’s behind the drywall. I pay close attention to whether the electrical was actually updated or just given new cover plates, whether the plumbing was replaced or only the fixtures, whether permits were pulled for structural changes, and whether the HVAC and water heater are as new as the listing says.

Teardown rebuilds and 2000s-era homes have their own findings: flashing and window installation shortcuts, unsealed ductwork, attic framing that doesn’t match the plans, and drainage that runs toward the slab instead of away from it. For a brand-new build, a new construction inspection before closing is the only chance to catch this before the builder is gone, and the 11-month warranty inspection catches what settled in during the first year.

Lake-adjacent and heavily treed lots near Grapevine Lake and along the older creek corridors add two more items: mature tree roots and their effect on foundations, sewer lines, and driveways, and moisture management on lots that slope toward the water.

Across all of it, the constant is North Texas clay. Expansive soil moves with every wet and dry season, so grading, gutters, and downspout discharge get a hard look on every Grapevine inspection. Water around the foundation is the most preventable cause of expensive repairs in this part of the county.

Ricky was informative when I called to ask basic questions about the process. Later, when I called to hire him, he was able to get to my home inspection quickly and handled the coordination.
