How my pricing works
I post prices to be transparent. Find your home’s size in the table below, then add any add-on services you need.
When you’re ready, click Schedule Online and pick a time. Online appointments are tentative until I confirm them. I’ll review the address, size, and services, then call or text you to confirm the date, time, and price.

What affects the price
Four things set the fee. Everything else is the base price in the table.
Square footage. The fee goes up $50 for every 500 square feet. Bigger homes mean more roof, more systems, and more time. Base prices cover the full TREC inspection: foundation, structure, roof, exterior, electrical, HVAC, plumbing, appliances, and attic.

New construction vs. existing. New builds are $50 less than an existing home of the same size. Nothing has aged yet, and they are cleaner to work through.
Foundation type. Pier-and-beam and crawlspace homes add $100. I go into the crawlspace. That is where plumbing leaks, wood damage, and foundation movement show up, and it takes real time to do right.
Location. Fort Worth and most of DFW are included. Homes more than 50 miles out carry a $50 travel fee.
Add-ons (sewer scope, septic, sprinkler, pool, WDI) are priced separately and done on the same visit. If something is outside the normal range — a sprinkler system with more than 16 zones, a house over 5,000 square feet — I will adjust the price and tell you before I lock in the appointment.

New construction and phased inspections
Final walkthrough inspection — from $400, before you close.
11-month warranty inspection — same pricing as the final. If I did your final inspection, take $50 off the 11-month.
Pre-pour and pre-drywall inspections — quoted individually. Call or text, and we’ll set it up around the builder’s schedule.
What’s included
Every inspection follows the TREC Standards of Practice. You get a photo report within 24 hours and a walkthrough of what I found while we’re still at the house. Thermal imaging is part of every inspection at no extra charge.
FREQUENTLY ASKED QUESTIONS
How much does a home inspection cost in Fort Worth?
An existing home starts at $450 and new construction starts at $400. Most homes in the Fort Worth area land between $450 and $650 before add-ons. Find your home’s square footage in the table above, then add any foundation fee or add-ons for your total.
Do I have to add the sewer scope?
No, but on homes older than about 20 years, I recommend it. Cast iron and clay lines under North Texas clay soil are one of the most expensive surprises a buyer can face, and the scope shows you what’s there before you close.
Is the WDI inspection really free for veterans?
Yes. Veterans and active-duty service members get the WDI (termite) inspection at no charge with any home inspection.
Why is a pier and beam home more?
It takes longer. Inspecting the crawlspace adds time on site, so pier-and-beam and crawlspace homes are $100 more than a slab home of the same size.
What if the home is over 5,000 square feet?
Call or text me for a quote. Large custom homes often have multiple systems and unique features, so I price them individually.
Do you charge a travel fee?
Not in Fort Worth or most of DFW. A $50 travel fee applies only to properties more than 50 miles out.
Do you offer discounts?
Two: free WDI for veterans and active duty, and $50 off the 11-month warranty inspection if I did your final new-construction inspection.
