What affects the price
Square footage. Bigger homes have more systems to check — extra HVAC units, water heaters, panels, and roof area — so the fee steps up with size. Homes over 5,000 square feet are quoted individually.
New construction vs. existing. New builds run about $50 less than an existing home of the same size. Nothing has aged yet, and attics and mechanical rooms are cleaner to work through.
Foundation type. Pier and beam and crawlspace homes take longer. I go into the crawlspace, and that’s where a lot of the important findings are. Add $100.
Location. I cover the Fort Worth area and most of DFW at no extra charge. Properties more than 50 miles out carry a travel fee, calculated automatically when you enter the address.

What’s included
Every inspection follows the TREC Standards of Practice and covers the foundation, roof, structure, exterior, electrical, HVAC, plumbing, appliances, and attic. You get a same-day photo report and a walkthrough of what I found while we’re still at the house. Thermal imaging is part of every inspection at no extra charge.

How much does a home inspection cost in Fort Worth?

Do I have to add the sewer scope?
No, but on homes older than about 25 years I recommend it. Cast iron and clay lines under North Texas clay soil are one of the most expensive surprises a buyer can face, and the scope shows you what’s there before you close.
Is the WDI inspection really free for veterans?
Yes. Any veteran or active-duty service member gets the WDI inspection at no charge with a home inspection. I’m an Air Force veteran, and it’s a small way to say thanks.
Why is a pier and beam home more?
I go into the crawlspace. That’s where you find plumbing leaks, wood damage, and foundation movement, and it takes real time to do properly.
What if the home is over 5,000 square feet?
Call or text and I’ll quote it. Large custom homes usually have multiple systems, pools, outbuildings, and sprinklers, and I’d rather price it right than guess.
Do you charge a travel fee?
Only for properties more than 50 miles from Fort Worth. The scheduler adds it automatically based on the address.
Do you offer discounts?
Two: free WDI for veterans and active duty, and $50 off the 11-month warranty inspection if I did your final new-construction inspection.
