The pre-drywall inspection is the most valuable inspection a new home ever gets. For one day, everything is visible: every stud, every pipe, every wire, every duct, every strap and nail plate. After the drywall goes up, most of it is never seen again. I’m Ricky Ray, a TREC-licensed Professional Real Estate Inspector (#22916) and Certified Master Inspector®, and pre-drywall inspections are a large part of what I do on new builds across Fort Worth and North Texas.
Why It Matters
Builders move fast, and the trades work in sequence: framers, then plumbers, electricians, HVAC installers, and insulators, each one covering up the last crew’s work. The city inspector spends a few minutes on site. The builder’s own quality check varies a lot from superintendent to superintendent. What I find on pre-drywall day — missing fire blocking, a cracked truss, a bathroom drain with no slope, a notched load-bearing stud, a duct that was never connected — would have cost thousands to open the walls and fix later. On pre-drywall day it’s a work order.
What I Look For
I go through the house room by room, top to bottom, and the report follows the same order the trades worked:
- Framing: studs, headers, top plates, notching and boring limits, bearing points, and anything cut or damaged
- Roof structure: trusses or rafters, bracing, hangers, uplift straps, and sheathing
- Exterior envelope: house wrap, window and door flashing, weep screeds, and penetrations
- Plumbing rough-in: supply and drain lines, slope, venting, nail plates, water heater and tub locations
- Electrical rough-in: panel location, box fill, nail plates, wire protection, and outlet spacing
- HVAC: duct connections, sealing, register locations, condensate drains, and equipment placement
- Fire blocking, draft stopping, and garage separation
- Insulation and air sealing where they've already started
Every item is photographed and located by room, so the superintendent can find it without me standing there.
When to Schedule It
Right after the mechanical, plumbing, and electrical rough-ins pass their city inspections and before the insulation goes in. That’s usually a one- to three-day window, so tell your superintendent early that you’re bringing an inspector and ask them to give you notice. I’ll come out the same day whenever I can. This is the second of the three phased inspections, after the pre-pour and before the final.
