What to Expect — Clearly Explained

All home inspections are performed within a regulated framework established by the Texas Real Estate Commission (TREC). These standards define the minimum scope of what must be inspected and reported during a home inspection.

Our inspection options are designed to be transparent, consistent, and aligned with those standards — while allowing clients to choose the level of depth and guidance that best fits their situation.

Different Levels of Depth.

Every inspection we perform:

  • Meets or exceeds TREC Standards of Practice
  • Is a visual inspection of accessible components
  • Reports observed deficiencies and conditions at the time of inspection

Where inspection options differ is not in what is required, but in:

  • The time spent on the inspection
  • The level of analysis and explanation provided
  • The use of advanced non-invasive tools where appropriate
  • The amount of decision support offered to the client

In other words, higher-tier inspections are not different inspections — they are deeper evaluations designed to reduce uncertainty where the cost of missing something is higher.

Visual Inspections Have Inherent Limits

Home inspections are limited to conditions that are:
  • Visible
  • Accessible
  • Observable at the time of inspection
Inspectors cannot see inside walls, under slabs, or inside concealed systems without invasive methods, which are outside the scope of a home inspection.
Because of these limits:
  • Not all conditions can be identified
  • Some issues develop after the inspection
  • Some defects exist without visible symptoms

This is true of all home inspections, regardless of provider.

How Advanced Tools Are Used

In higher-tier inspections, we may use advanced non-invasive evaluation tools to help reduce blind spots where visual inspection alone has limits.

These tools may help identify:

  • Abnormal moisture patterns
  • Temperature variations
  • Conditions consistent with concealed activity

They are used to provide additional context, not certainty.

Important clarifications:

  • These tools do not guarantee the presence or absence of defects
  • They do not replace required inspections such as Wood Destroying Insect (WDI) inspections
  • They do not involve drilling, probing, or damaging finished surfaces

Their purpose is to help inform decisions — not to eliminate all risk.
