My Standard Home Inspection (Buyer’s Inspection)
I’ll inspect the structure, systems, and components of the home, inside and out, from the foundation to the roof, using the latest tools and technology.
I encourage you to attend your inspection so that I can describe my process, explain my findings, point out important maintenance items, and answer all of your questions. Depending on the size and condition of the home, my inspection can take between two and three hours.
As a Texas Real Estate Commission Licensed Professional Inspector trained by InterNACHI, I adhere to their comprehensive Residential Standards of Practice.
This means that I will inspect all of the following, when visible and accessible:
- Structural Components
- Attic, Ventilation & Insulation
- Exterior Cladding
- Porch & Deck
- Attached Garage
- Electrical System
- Plumbing System
- HVAC System
- Interior, including Built-in appliances, ceilings, floors, walls, windows and doors
Following my evaluation, I will compile my findings in an easy-to-read report, which will include detailed descriptions and high-resolution digital photos of any issues I’ve discovered. Move-In Certified Seller’s Inspection (Pre-listing inspection)
If you’re selling your home, let me inspect it before you even list it. A Move-In Certified Seller’s Inspection alerts you to any defects or problems so that you can address them before prospective buyers discover them. Use your inspection report as a great marketing tool — which may even convince the prospective buyer to waive his inspection contingency. Take the time you need to obtain reasonable repair estimates, avoid 11th-hour delays, and justify your full asking price by having your home inspected now.
1-Year Builder’s Warranty Inspection
Most builders offer a one-year warranty on the materials and workmanship of a new home. I’ll come out during the 10th or 11th month and perform a full inspection before the builder’s warranty expires so that you don’t have to go out of pocket for repairs of covered items.
New Home Inspection
No home is perfect, not even a new one. After your home is built, I will inspect it to confirm that the work was done properly and according to your specifications and contract. I can also help you devise a punch list for your contractor of any missing or deficient items so that you don’t have to go out of pocket for covered items.
Home Maintenance Inspection
This inspection can help you understand and plan for the demands of maintaining your home properly. Some tasks are seasonal, and some items require more frequent attention. Let me help you start on the path of responsible homeownership by identifying any issues, and educating you about what should be done to keep your home in top condition year-round.
Mobile/Manufactured Home Inspection
I will inspect your mobile or manufactured home for defects that are specific to those types of structures, including fire safety issues, and the plumbing, heating and electrical systems, as well as the home’s body, frame and foundation requirements. I will also check for affixed seals that certify that the home was built in compliance with U.S. federal housing codes.
Pool & Spa Inspection
Pools and spas require proper maintenance and regular inspection so that you can enjoy them for years to come. Your pool maintenance professional is responsible only for the pool’s chemistry and cleanliness. Let me inspect it for all the other items that will ensure its proper condition and safety. I follow a comprehensive checklist and will inspect for the following: water level; leaks; valves; main drains, grates and inlets; blockages, debris, staining and biological growth; heater and thermostat; adequate fencing and gate security; deck safety; electrical safety, switches, alarms, and lighting; and more.
Wood-Destroying Organism (WDO) Inspection
Wood-destroying insects can cause serious damage to the wooden structural components of a house. They can hide and go undetected for a long time, but there are many telltale signs for different species that indicate their presence. I’ll inspect your home for evidence of infestation now before it becomes an expensive problem later.
Septic System Inspection
I will conduct an inspection of your onsite wastewater (septic) treatment system, assess its overall condition and maintenance, test for functional operation, and advise you of my findings. If the system is overloaded, I can recommend further steps you can take to remedy the problem.
